The Core of What a Standard Policy Covers

A typical homeowner’s policy is built around a few main protections. The first is your dwelling coverage, which pays to repair or rebuild the physical structure of your home if it’s damaged by a covered event. Think fire, windstorm, hail, lightning, or smoke. If a kitchen fire takes out part of your home, dwelling coverage is what steps in to cover the repairs.

Beyond the structure itself, your personal belongings are also protected under what’s called personal property coverage. Furniture, clothing, electronics, appliances — if they’re damaged or stolen, your policy can help replace them, up to your coverage limits. Keep in mind that high-value items like jewelry or fine art may have separate sub-limits, so it’s worth asking about that specifically.

Most standard policies also include liability coverage. If someone is injured on your property and decides to pursue a claim, this portion of your policy helps cover legal costs and any resulting damages. That kind of protection is easy to overlook until you actually need it.

Finally, there’s loss of use coverage, sometimes called additional living expenses. If your home becomes uninhabitable after a covered loss, this pays for temporary housing, meals, and other extra costs while repairs are underway. What Standard Policies Typically Don’t Cover

This is where it gets important. Several common risks are excluded from standard home insurance policies, and Southern California homeowners in particular should pay attention to a few of them.

Flood damage is not covered by a standard homeowner’s policy. None of it. Whether the flooding comes from a nearby waterway or heavy rainfall overwhelming storm drains, you’d need a separate flood insurance policy to be protected. Given how unpredictable weather patterns have become, this is worth a serious conversation.

Earthquake damage is also excluded. For anyone living in California, that’s a significant gap. Earthquake coverage requires a separate policy or endorsement, and it’s something we talk about regularly with clients across the region.

Gradual damage and maintenance issues are another common exclusion. If a slow leak causes mold over time, or your roof deteriorates from age, a standard policy won’t cover the resulting damage. Insurance is built around sudden and accidental events, not wear and tear.

Other exclusions can include sewer or drain backups (though this can sometimes be added as an endorsement), damage from pests or vermin, and certain types of water damage depending on the source. Every policy is a little different, which is exactly why working with an independent agency matters.
